End of Tenancy Checklist Ireland 2026

Moving out of a rental property in Ireland? Use this checklist
to make sure you leave the property in the best possible
condition and protect your deposit.
BEFORE YOU MOVE OUT
Give proper written notice to your landlord or letting agent.
The required notice period depends on how long you have lived
in the property — from 28 days for tenancies under 6 months
up to 112 days for tenancies over 8 years.
Take meter readings for electricity, gas and any other utilities
on your last day. Photograph them with a timestamp. Make sure
all utility accounts are settled or transferred.
Return all keys, fobs and parking passes. If any are lost,
replace them before your checkout — landlords can charge
significantly for lost keys.

REPAIR CHECKLIST
Walk through every room and look for:
Chips or scratches on laminate, wood or tile flooring
Scuffs or marks on walls that go beyond normal wear
Scratches on furniture or kitchen units
Loose door handles, hinges or fixtures
Damaged or discoloured silicone in kitchen or bathroom
Any damage to appliances
Minor chips in laminate flooring can be repaired with a
colour-matched filler in minutes. Wall scuffs can be touched
up with matching paint. These small repairs cost very little
but can save you significant deductions from your deposit.
DOCUMENTATION CHECKLIST
On your last day, before handing back keys:
Take photos of every room from multiple angles
Photograph any existing damage with close-ups
Take photos of all appliances
Record meter readings with timestamp
Keep copies of all communication with your landlord
A professional property condition report provides legally
credible, timestamped and geotagged photographic evidence
that protects you if any dispute arises with the RTB.
