A property condition report is one of the most important
documents in any tenancy — yet most landlords and tenants
in Ireland never bother to get one. Here is why that is
a costly mistake.

WHAT IS A PROPERTY CONDITION REPORT?

A property condition report is a detailed, documented record
of the state of a rental property at a specific point in time
— typically at the start and end of a tenancy. It includes
room-by-room photographic evidence, notes on any existing
damage, meter readings, and a clear assessment of what
constitutes normal wear and tear.

A professionally produced report includes geotagged and
timestamped photographs that are legally credible and
cannot be disputed as to their date or location.

WHY IT MATTERS FOR TENANTS

Without a condition report at move-in, you have no evidence
of damage that existed before you arrived. If your landlord
claims you caused damage that was actually pre-existing,
you have little recourse.

With a move-in report, you have documented proof of the
property's condition on the day you took possession.
If the same damage appears on your move-out report,
it is clearly pre-existing and cannot be charged to you.

The RTB relies heavily on documentary evidence when
adjudicating deposit disputes. Tenants with professional
condition reports are in a significantly stronger position
than those without.

A condition report protects landlords equally. Without a
move-in report, it is very difficult to prove in an RTB
hearing that a tenant caused specific damage. A landlord
